THE OFFER/CONTRACT REPRESENTING THE BUYER'S INTERESTS

"A Contract of Purchase & Sale of a house, townhouse, suite or condo is a legal Contract containing the obligations of both the Seller and the Buyer with respect to the purchase and sale"

It is essential to the Buyer that the Realtor write the Offer/Contract in a professional, knowledgeable manner so that the interests of the Buyer are properly and legally represented. Writing a proper Contract is not something to be taken lightly or casually.  To quote the British Columbia Real Estate Association in a 2003 publication, "As the business of real estate becomes more complex due in part to legislative changes, technological advances and greater consumer awareness, it is absolutely essential that all real estate professionals attend educational seminars on a continuing basis." A properly written Contract should include Clauses and Subjects specific to the property and the respective parties situations.  Incorrect, vague, or general wording could not only have serious repercussions, it could render a Contract "Void or Voidable"!

Working with a Realtor who stays current with both the ongoing changes and the Professional Education Courses can prove to be very beneficial and very valuable to a Buyer!  In order to ensure that we stay up-to-date with the changes and competently represent and protect the best interests of our Buyers we regularly participate in Continuing Professional Education and Advanced Industry Education Courses.  Between staying current with courses, and years of experience, we have established a well respected reputation for being Realtors who watch over a Buyer's interests very well by writing a very Professional Contract.

CLAUSES AND SUBJECTS

A properly written Contract should include Clauses and Subjects specific to the property and the respective parties situations.  We work with our Buyers and guide them through the process of ensuring that each of the Clauses and Subjects are properly addressed.

PROFESSIONAL HOME INSPECTIONS

It's our practice to be present at every Inspection and remain at the Inspection from start to finish.  If the Buyer's situation allows we encourage the Buyer to attend the entire Inspection also.

POSSESSION IT'S YOURS!

The Subjects have all been removed, the Contract has "Completed", and now you're taking "Possession". Congratulations!  To ensure that the transition is as smooth and comfortable as possible for the Buyer, we look after obtaining the keys and any appropriate papers etc. for their new home, and ensure that the Buyer has the keys for the agreed upon Possession time.
