WHY DO SELLERS CHOOSE AMBROSE & ASSOCIATES?
IT'S IMPORTANT TO THE SELLER AND IT'S IMPORTANT TO US
TO REPRESENT THE SELLER'S BEST INTERESTS AND GET THE SELLER THE BEST PRICE!
"We believe in maintaining a High Degree Of Integrity and providing our Sellers and Buyers with Personal Attention, Professional Service, and Up-To-Date Information they can Trust to keep them ahead in the Real Estate Market."
Getting the Best Possible Price involves far more that placing a sign in the lawn or an ad on the Internet.
To maximize a Sellers chances of not "just selling their home" but rather getting the "Best Possible Price" for their home, it is important that a Seller select a Professional Qualified Realtor with an up-to-date knowledge of the local area, the local Real Estate Market activity, and writing and negotiating Contracts! Working with such a Realtor can prove to be very valuable to a Seller!
OUR GOAL IS TO GET THE "BEST PRICE" FOR THE SELLER!
Our goal is to get the Best Price possible for the Seller and obviously we'd like to achieve this in the shortest amount of time and with the minimum of inconvenience to the Seller, however, we don't believe that we should sacrifice "getting the best price" just to make a "quick sale". " Our agenda isn't to see how many sales we can make, our agenda is to "Represent The Seller's Best Interests" and "Get The Seller the Best Price".
INFORMING THE SELLER IT'S IMPORTANT!
We prepare an Opinion of Value Report for Sellers so that they will have the information necessary to allow them to have an "Informed Understanding" of the Pitt Meadows/Maple Ridge Real Estate Market and the Current Market Value of their home. We look at both the market and comparable or alternative homes both currently being offered for sale and recently sold. We review and discuss factors that will or could influence the sale, such as the nature and direction of the market, and factors particular to the home and neighbourhood that may be given consideration by potential Buyers. While doing a walkthrough of the home we express thoughts or make suggestions that have proven to be very successful and very valuable to our Sellers in getting the "Best Price"! If we're going to get the Best Price for the Seller, we believe it's important for the Seller to be informed!
MARKETING IT'S MORE THAN A SIGN ON THE LAWN "IT'S KNOWING"!
As Experienced Professional Realtors, we have well established Marketing Plans that have proven to be very successful for our Sellers! Our Knowledge and Experience have allowed us to successfully create and utilize Marketing Plans specifically designed to recognize the nature of the Seller's home together with the various factors affecting the market such as timing, supply and demand, alternative homes, and both local and extended market conditions. Knowing and "reading" the Real Estate Market, and knowing how to effectively Market a Seller's home has proven to be very valuable to our Sellers. Through the years, our Marketing approaches have resulted in a number of our Sellers experiencing "Multi-Offer" situations for their homes. Putting our Knowledge and Experience of Real Estate and Marketing to work for our Sellers has earned us a reputation for having very happy Sellers.
THE OFFER/CONTRACT -REPRESENTING THE SELLER'S INTERESTS
"A Contract of Purchase & Sale of a house, townhouse, suite or condo is a legal Contract containing the obligations of both the Seller and the Buyer with respect to the purchase and sale".
Receiving an "Offer" is one thing. Ensuring that the "Offer/Contract" has been written in a proper professional manner so that the interests of the Seller are properly and legally represented and the "Contract" is enforceable is another thing! Writing a proper Contract is not something to be taken lightly or casually. To quote the British Columbia Real Estate Association in a 2003 publication, "As the business of real estate becomes more complex due in part to legislative changes, technological advances and greater consumer awareness, it is absolutely essential that all real estate professionals attend educational seminars on a continuing basis." A properly written Offer/Contract should include Clauses and Subjects specific to the property and the respective parties' situations. Incorrect, vague, or general wording could not only have serious repercussions, it could render a Contract "Void or Voidable"!
Working with a Realtor who stays current with both the ongoing changes and the Professional Education Courses can prove to be very beneficial and very valuable to Sellers! In order to ensure that we stay up-to-date with the changes and competently represent and protect the best interests of our Sellers we regularly participate in Continuing Professional Education and Advanced Industry Education Courses. Between staying current with courses and years of experience, we have established a well respected reputation for being Realtors who watch very closely over our Seller's interests!
NEGOTIATING FOR THE SELLER'S INTERESTS
Our knowledge and appreciation of the importance of watching over the interests of our Seller in an Offer/Contract is an important and valuable benefit to a Seller. Negotiating successfully for our Seller is another! As experienced and respected Real Estate Professionals we have established a reputation for working well with parties and successfully negotiating Contracts for our Sellers.
CONGRATULATIONS - THE HOME IS SOLD - IT'S TIME TO MOVE!
The Subjects have all been removed, the Contract has "Completed" (the Seller's been"paid"), and now the Seller is set to turn over "Possession" to the Buyer. To ensure that the transition is as smooth and comfortable as possible for the Seller, we look after the transferring of the keys and any appropriate papers etc. to the Buyer's Realtor at the agreed upon time.
SOLD "BUT NOT FORGOTTEN"
We've represented our Seller's interests, and we've achieved our goal - The Seller's Home Is Sold! However, we don't just disappear. As is our practice from the moment we start to work on behalf of our Sellers & Buyers, "Personal Attention and Exemplary Service" - we're never more than a phone call or an email away!
